Property Owner's Name and Address
Contents
Overview
One of the most common motives for customers purchasing the Title Register is to discover the ownership details. This article provides a brief summary of where to find the owner’s name and contact address and how to correct mis-spellings and omitted first names.
Title Register
The names and addresses of the owners of the property are contained in Section B of the Title Register. Owners are described as Registered Proprietors.
Example of Ownership Details in a Title Register
B: Proprietorship Register
This Register specifies the class of title and identifies the owner. It contains any entries that affect the right of disposal.
Title Absolute
1 (01.03.2019) PROPRIETOR: Francis Wuthering Ltd (Co. Regn. No. 2099219432) of 360 Main Street, Birmingham B14 6TX.
In this example the property owner is a limited company and the address of its registered office is provided. The date in brackets preceding the name of the owner is the date upon which the company was registered as the property owner. If you wished to know the contact details for the previous owner you would apply for a Prior Copies search.
Mis-Spellings and Omitted First Names
Government organisations and many non-government organisations routinely check your name as recorded at the Land Registry whenever you make an application to them. This may be because you have applied for a passport, driving licence, mortgage, loan, etc. The name is usually checked by a computer, which lacks the ability to reason. If your name at the Land Registry does not exactly match the name on your application your application may be rejected, or at least delayed. Accordingly it is crucial that if you discover mis-spellings or omitted Christian names in the Title Register of your property, that you correct it as soon as you can. The process is simple and does not cost anything.
How to Correct Your Name at the Land Registry
To correct an incorrect name at the Land Registry you should download from the government website two forms:
- AP1 This is to make an application to the Land Registry to change the Register.
- ID1 This is an application to verify your identity
The form ID1 will need to be signed by a person who can certify your identify, often a solicitor or other legal practitioner or a Land Registry officer. You will need to produce to them:
either a passport or Driving Licence,
or
two of the following, namely a credit card, utility bill, council tax bill, rent book or mortgage statement.
Full details of these requirements are provided on the ID1 application form.
You should send these to:
Land Registry Citizen Centre
PO Box 74
Gloucester
GL14 9BB.
Owner’s Contact Address
Immediately following the owner’s name the Title Register then provides the owner’s contact address. This is the address to which the Land Registry will send important information, and it is vital to keep the address up to date.
Where the owner is a company, as in the example above, the company’s registered office address is provided, together with its registered number.
Who Can Apply for a Title Register?
Title Registers are public documents and anyone can apply. All information relating to the purchase of a Title Register or other registered documents is kept confidential.
