Overview
The phrase "Title Deed documents" is often interpreted by visitors to our website as being the ownership documents, i.e. the Title Register and Title Plan. Other visitors, however, regard Title Deed documents as the old Associated Documents. In this article we explain how to download each.
Downloading Land Registry Documents
To download a Land Registry document you first have to open an account with the Land Registry. In practice account holders are professionals such as solicitors, estate agents, search agents and mortgagees, who deal with a large volume of downloads every day. General members of the public do not download the documents but are sent them by email following your completing our online application form and paying for them.
Title Register and Title Plan
The Title Register and Title Plan together form the documents of Title, i.e. they are the Title Deed documents. They provide evidential details of ownership and the terms upon which the title to the property is owned. Both of these documents can be obtained by selecting either the Title Register or Title Plan link. They will be sent to you by email in PDF format within an hour of placing your order if ordered between 9am and 4pm, or otherwise before 10am on the next office day. All you need do is click the PDF attachments on your email and the documents will be opened so that you can either view or print them. Please note that you cannot make alterations to them.
Associated Documents
If it is Associated Documents that you are after, you should note that not all Associated Documents are digitally copied by the Land Registry; only those that are digitally copied are available to purchase. Those documents which have been digitally copied are flagged in the Title Register by a file note to say that a copy has been made. This will appear at the end of the paragraph referring to the Deed. Any Deed that is copied can be obtained by selecting the Associated Documents search from our website.
Again, the Associated Documents are sent to you by email and opened in the same way as described above.
If you wish to purchase both the Title Deed documents and the Associated Documents you can simply add the option to your search when purchasing the Title Register.
Title Register
The Land Registry Title Register holds data relating to the property ownership, purchase price, mortgage, tenure, covenants, rights of way, leases and class of title.

The Title Plan shows an outline of the property and its immediate neighbourhood, and uses colours to identify rights of way, general boundaries and land affected by covenants.

Deeds creating Restrictions, Covenants, Easements, etc. are often kept digitally by the Land Registry and made available for sale due to their invaluable detail and content to assist in further understanding the Restrictions, etc.
