You can search either by property address, or where there is no address, use a simple built in map on the application form. Alternatively, you can search by Title Number, if you have one.


Land Registry Documents

The ownership documents consist of the Title Register, Title Plan, and, in the case of a leasehold property such as a flat, the Lease. All of these documents are available to purchase online, and the fee for doing so is modest. There are many Land Registry documents available and these are described below.


Title Register

The purpose of this document is to describe and identify the property, state the conditions upon which it is owned, matters enhancing its use and matters restricting its use, identify the owners of the property and any restrictions on the way in which it is owned, and state any charges or other encumbrances that affect the property and/or the owner. The Title Register is the main document of Title, together with the Title Plan.


Title Plan

The Title Plan is also a main document of Title. It contains an outline, in red, of the property, superimposed on a large scale Ordnance Survey Map. Usually, it will also show neighbouring properties so that its precise location is clear. Where the property is more extensive, part of it may be affected by restrictive covenants, rights of way, wayleaves or the like. These will be identified by coloured markings on the Plan and their meaning will be described in the Title Register.


Lease

When there is a Leasehold Title there will also be a Lease. This is a many-paged document that is often scores of pages long. Modern Leases are set out with certain important particulars at their commencement, for ease of reference. There are often many, many covenants and rights expressed in the Lease, and there is almost always a Lease Plan attached to it, lending a better description to the property.


Associated Documents

Associated Documents are Deeds created by solicitors in a conveyancing transaction, i.e. in a transaction involving the purchase or sale of a property. The Land Registry routinely make copies of any Deeds they consider important and make them available for purchase. A Note is made on the Register whenever a Deed is copied. Most Deeds contain considerable detail in addition to that held in the Title Register and often contain a useful Deed Plan within them.


Prior Copies of the Title Register and Title Plan

Title Registers and Title Plans contain entries known as "subsisting" entries. This means that whenever there is a change of ownership or mortgage, the former owners and mortgage details are removed from the Register and replaced with the new details. However, earlier copies can be obtained, back to 1993. This is known as a Prior Copies Search.


Boundary Documents

As there is no single document that sufficiently describes property boundaries, and as the Land Registry do not provide precise boundary positions in the Title Plans, we have grouped a number of searches together to provide all of the available Land Registry documents for each property adjoining the boundary in question. To this we have added a detailed, illustrated guidebook that contains a chapter on Common Law Boundary Presumptions that apply where the documents hold no evidence to the contrary, and also numerous samples of boundary matters researched from thousands of Land Registry, Environment and Scholarly Articles. This provides the most complete documentation from any source for property boundaries.


Rights of Way Documents

Rights of Way may be public or private. This search provides all of the available Land Registry documents and Environmental Documents pertaining to private rights of way affecting your property and public rights of way that either affect your property or are near to your property.


Car Parking Dispute Documents

This search provides all of the available documents to help resolve any disputes you may have with parking at your property, whether it is an underground car park accompanying a flat, a shared drive, or simply on-street parking.


Lists of Properties or Charges Owned

Where a business owns more than 1 property or has a charge over more than 1 property we can obtain a list of all the properties owned or charged by the business.


Land Registry Fishing Rights Documents

All Fishing Rights created by a Deed of more than 7 years can now be registered at the Land Registry and will be given their own Title Number, Title Register and Title Plan. This may be in addition to any other registered Title affecting the property, such as Freehold and Leasehold Titles, and other Fishing Rights. Such Title documents will provide ownership details and state the precise location of the Fishing Bank and River, and will have details of any fishing restrictions.


Common Land Register

Although this is not a Land Registry document we can obtain a copy for customers requiring it. It will state whether or not the property is common land, identify the ownership of the land, and provide detail of the commoners rights.
